BUYING A HOME
Have a Bank or Mortgage company pre-qualify you for a loan. Be sure you are using a reputable company, remember - if they are offering you something too good to be true, it probably is not true. Be thinking of an attorney to represent you.
When you find that special home: Make an offer, in contract form thru your agent. It will probably take a couple of days to come to terms on price, closing date, etc. Seller will sign the contract. Contracts will be faxed or delivered to your attorney and the sellers' attorney for their 3 day review period. Each attorney will make changes/additions to the contract.
When the attorney review period is over, order your home inspection with a member of ASHI. This will include termite inspection and radon test. Also, apply for your mortgage.
You may need to negotiate items in the report that are unfavorable. This is done thru your attorney/agent, not directly with the sellers.
When you receive your mortgage commitment, your attorney will order the search and survey of the property. You should be getting your Homeowners Insurance Policy.
A closing date will be set up between the two attorneys, you, your mortgage company and the sellers. Be sure and do a "walk thru" the morning of the closing to be sure the house is in the same condition that it was when you made your offer and to be sure any work required, from inspection report, has been done.
